A major new luxury development is taking shape along Gulf Shore Boulevard in Naples.

3300 Gulf Shore is a boutique waterfront condominium project at 3300 Gulf Shore Boulevard North in The Moorings, one of Naples’ most established coastal neighborhoods.

With only 51 residences, waterfront views, a private marina and a location directly across Gulf Shore Boulevard from the Gulf of Mexico, the project offers something increasingly difficult to find in Naples: brand-new luxury construction within an established Gulf-side neighborhood.

Construction is now underway, with occupancy currently anticipated in late 2027 or early 2028.

For buyers considering 3300 Gulf Shore, here’s a closer look at the residences, current pricing, amenities, marina, location and expected construction timeline as of August 2026.

What Is 3300 Gulf Shore?

3300 Gulf Shore is being developed by Kolter Urban on the former Executive Club property along Gulf Shore Boulevard North.

Plans call for two eight-story residential buildings with just 51 luxury condominiums, giving the development a much more boutique feel than many larger new-construction condominium projects.

Residences are expected to range from approximately 2,000 to 7,500 square feet, with options ranging from manageable Naples retreats to substantial full-time residences.

The location is what makes the project particularly interesting.

Instead of being built within a newly developed community, 3300 Gulf Shore brings new construction directly into the established Gulf Shore Boulevard corridor.

The property sits on the bay side of Gulf Shore Boulevard North in The Moorings.

The development overlooks Doctors Bay/Moorings Bay, while the Gulf of Mexico is directly across Gulf Shore Boulevard.

Its location also puts residents near Park Shore and Venetian Village to the north, with Coquina Sands and Old Naples farther south.

For buyers who already love the Gulf Shore Boulevard lifestyle but would prefer new construction over renovating an older condominium, that may be one of 3300 Gulf Shore’s strongest selling points.

How Much Are Condos at 3300 Gulf Shore?

Pricing varies significantly depending on residence size, floor, exposure and view.

When the project was initially announced, pricing was expected to begin around $3.7 million.

As of August 2026, publicly marketed residences include examples such as:

Project materials have referenced approximately 16 to 17 private boat slips, meaning marina access could become a particularly valuable feature for buyers who want to combine Gulf Shore Boulevard living with boating.

Because there are far fewer boat slips than residences, anyone who considers a slip essential should verify current availability and any purchase, assignment or ownership requirements before choosing a residence.

That combination of boating access, modern amenities and proximity to the Gulf gives 3300 Gulf Shore a somewhat different lifestyle proposition than a purely Gulf-front condominium.

When Will 3300 Gulf Shore Be Completed?

This will likely remain one of the most common questions buyers ask about the development.

An earlier project timeline estimated completion during the fourth quarter of 2027.

A more recent construction update estimated an overall construction period of approximately 20 to 24 months, with anticipated occupancy in late 2027 or early 2028.

Current MLS listings also identify 2027 as the expected build-complete year.

For buyers planning around a future Naples move, I would consider late 2027 to early 2028 the more conservative expectation rather than planning around one specific completion date.

As with any major new-construction development, construction schedules can change.

Construction Is Now Underway

3300 Gulf Shore has moved beyond the conceptual and early marketing stages.

A groundbreaking was held in January 2026, followed by waterfront infrastructure work.

Construction plans called for the seawall along Venetian Bay to be raised to current standards, followed by the installation of approximately 400 helical pilings for the building foundations.

For prospective buyers, that means 3300 Gulf Shore is now becoming a physical project rather than simply a future development represented by renderings and floor plans.

How Does 3300 Gulf Shore Compare With Older Gulf Shore Boulevard Condos?

This is where I think the project becomes especially interesting.

Gulf Shore Boulevard is home to some exceptional condominium buildings and locations, but a significant amount of the existing inventory was constructed decades ago.

That often leaves buyers deciding between two options:

An established Gulf Shore Boulevard location in an older building

or

New construction with modern layouts and amenities in a newer area of Naples.

3300 Gulf Shore offers a third possibility.

Buyers can potentially get new construction, modern building standards, contemporary amenities and larger outdoor living spaces without leaving the Gulf Shore Boulevard corridor.

Of course, that comes at a premium.

Some current asking prices are well above $2,000 per square foot. One example in your draft — a 2,830-square-foot residence offered at $6.999 million — equates to approximately $2,473 per square foot.

That makes the comparison more nuanced than simply deciding whether 3300 Gulf Shore is an attractive project.

My Take on 3300 Gulf Shore

For me, the appeal of 3300 Gulf Shore isn’t simply that it’s new.

Naples has other new luxury condominium developments.

What makes this project unusual is the combination of new construction, The Moorings, Gulf Shore Boulevard, waterfront living, marina access and only 51 residences.

There simply aren't many opportunities to create that combination in this part of Naples.

At these prices, though, I would still want to compare each residence carefully against what the same budget can purchase in existing Gulf-front and bayfront buildings throughout The Moorings and Park Shore.

For some buyers, the premium for new construction, modern design and a boutique waterfront building will absolutely make sense.

For others, purchasing an established Gulf-front residence and renovating it may provide better value.

The right question isn't simply:

“Is 3300 Gulf Shore worth the money?”

It's:

“Does what makes 3300 Gulf Shore different matter enough to you to justify the premium over the alternatives?”

That's the comparison I would want to make before choosing a residence.

Is 3300 Gulf Shore in The Moorings or Park Shore?

3300 Gulf Shore is located in The Moorings, although its northern Gulf Shore Boulevard location places it relatively close to Park Shore.

The distinction matters because buyers frequently compare the two neighborhoods when searching for luxury waterfront property in this part of Naples.

Both provide excellent proximity to the Gulf and central Naples, but they offer different condominium inventories, beach-access arrangements and neighborhood characteristics.

3300 Gulf Shore introduces an unusual new-construction option on The Moorings side of that comparison.

Who Should Consider 3300 Gulf Shore?

I think 3300 Gulf Shore deserves a closer look from buyers who prioritize:

  • New construction
  • Gulf Shore Boulevard
  • The Moorings
  • Bay or water views
  • Boating access
  • Large outdoor living spaces
  • A smaller boutique building environment
  • Modern luxury amenities
  • Proximity to the Gulf
  • A 2027–2028 purchase timeline

It may be particularly compelling for someone who has been searching along Gulf Shore Boulevard but doesn't want to take on a major renovation in an older condominium.

Buyers whose number-one priority is being directly Gulf-front, however, should also compare 3300 Gulf Shore with existing Gulf-front residences in The Moorings, Park Shore and surrounding Naples neighborhoods.
