Park Shore vs. The Moorings: Which Naples Neighborhood Is Right for You?
Which Is Better, Park Shore or The Moorings?: Quick Answer
Park Shore generally appeals to buyers wanting luxury condos, Venetian Bay, waterfront dining and a more resort-style Naples lifestyle. The Moorings tends to appeal to buyers looking for quieter residential streets, single-family homes, private beach access and the option of a neighborhood golf club.
Park Shore and The Moorings are two of the most established luxury neighborhoods along the Gulf of Mexico in Naples, Florida. They sit directly beside one another, offer access to some of Naples' best beaches, and feature everything from waterfront condominiums to multimillion-dollar single-family homes.
At first glance, the two communities can seem very similar.
Spend some time in each, however, and the differences become much clearer.
Park Shore tends to offer a more polished, resort-style coastal lifestyle centered around Venetian Bay, beachfront condominiums and The Village Shops on Venetian Bay. The Moorings feels more residential and understated, with tree-lined streets, larger concentrations of single-family homes and the added option of a private neighborhood golf club.
For buyers deciding between these two coveted Naples neighborhoods, here is how Park Shore and The Moorings compare.

Both communities have voluntary property-owner associations that maintain private beach parks for qualifying members. Park Shore's Raymond L. Lutgert Beach Park is a 2.7-acre Gulf-front park, while The Moorings Property Owners Association maintains its own private Beach Park along Gulf Shore Boulevard North.
Where Are Park Shore and The Moorings in Naples?
The neighborhoods are neighbors along one of the most desirable stretches of Naples' coastline.
The Moorings sits directly south of Park Shore, between Park Shore and Coquina Sands. The community stretches from the Gulf of Mexico east toward U.S. 41, putting residents close to downtown Naples while maintaining a quieter residential atmosphere.
Park Shore sits just to the north and surrounds Venetian Bay. Gulf Shore Boulevard North runs along its western edge, separating many of the neighborhood's residences from its Gulf-front condominium buildings.
Both locations provide convenient access to central Naples, beaches, shopping, dining and the cultural attractions farther north around Waterside Shops and Artis—Naples.

What Is Park Shore Like?
Park Shore combines traditional Naples residential streets with one of the city's most recognizable luxury condominium corridors.
The community includes more than 600 single-family homes along with thousands of condominium residences. Twenty-five high-rise condominium buildings are located within Park Shore, primarily along the Gulf side of Gulf Shore Boulevard.
That gives Park Shore an interesting mix.
Drive through the eastern residential streets and you'll find established homes alongside newer luxury residences. Move west toward the Gulf and the neighborhood becomes increasingly vertical, with high-rise buildings overlooking the beach.
Along Venetian Bay, waterfront homes and condominiums add another dimension to the community.
But one feature really separates Park Shore from The Moorings:
The Village Shops on Venetian Bay
The Village Shops on Venetian Bay are located directly within Park Shore and offer more than 45 waterfront shops and restaurants.
That makes it possible for some Park Shore residents to walk, bike or take a very short drive to waterfront dining, boutiques and coffee without leaving the neighborhood.
It gives Park Shore something relatively unusual for Naples luxury communities: a legitimate lifestyle destination sitting right inside the neighborhood.
For buyers who picture Naples living as dinner overlooking the water, a sunset walk and then heading home without driving across town, Park Shore has a major advantage.
What Is The Moorings Like?
The Moorings has a different personality.
The neighborhood contains approximately 875 single-family homes and more than 80 condominium buildings, but much of its identity comes from its mature residential streets and established homes.
Large trees, landscaped lots and relatively quiet streets give The Moorings a more traditional residential feel than some of Naples' newer luxury communities.
There are waterfront estates, remodeled mid-century homes, major new-construction residences and condominiums throughout the community.
Rather than having a commercial destination such as Venetian Village at its center, The Moorings feels primarily like a neighborhood.
And for certain buyers, that's exactly the attraction.
Beach Access: Park Shore vs. The Moorings
This one is essentially a draw. Both neighborhoods provide property owners the opportunity to join their respective voluntary associations and gain access to private beach facilities.
Park Shore Beach Park
The Park Shore Association operates the Raymond L. Lutgert Beach Park, a 2.7-acre private Gulf-front park with approximately 200 feet of beachfront reserved for active association members.
Moorings Beach Park
The Moorings Property Owners Association maintains Moorings Beach Park at 2101 Gulf Shore Boulevard North. Eligible Moorings property owners may join the MPOA, with membership providing Beach Park privileges along with neighborhood events and information.
For Naples buyers who don't necessarily want to own a Gulf-front property but still want convenient private beach access, both neighborhoods deserve serious consideration.
Membership eligibility, fees, guest privileges and association rules can change, so buyers should verify current terms before purchasing.
Which Is Better for Boaters?
Both Park Shore and The Moorings are excellent choices for buyers who want to incorporate boating into their Naples lifestyle.
Moorings Bay and Venetian Bay create waterfront opportunities throughout this section of Naples, with access toward the Gulf through Doctors Pass.
The bigger issue isn't necessarily choosing Park Shore versus The Moorings. It's choosing the right individual property.
Water depth, bridge clearance, dock configuration, vessel size and the exact route to the Gulf can vary significantly from one waterfront home to another. Those details should be investigated carefully when buying a Naples boating property.
Which Is Better for Golfers?
This is one category where The Moorings has the clear advantage.
The neighborhood is home to Moorings Golf & Country Club, a private, member-owned club originally established in 1963.
Its 18-hole, par-63 course is designed for relatively quick rounds and the club also offers dining and social activities. Club membership is separate from simply owning a home in The Moorings, so buyers should confirm availability and current membership requirements directly with the club.
Park Shore does not have a golf course within the neighborhood.
For someone who wants golf woven directly into the community, that may push The Moorings ahead.
Which Neighborhood Has Better Condos?
For buyers specifically looking for a luxury beachfront high-rise, I would generally start the search in Park Shore.
Park Shore has one of the most recognizable concentrations of Gulf-front condominium towers in Naples, ranging from older buildings that have been extensively renovated to some of the area's most prestigious luxury residences.
The Moorings also offers numerous condominium choices, particularly around Gulf Shore Boulevard and Moorings Bay, but the neighborhood's identity is somewhat more balanced between condos and its large single-family residential areas.
So:
- High-rise Gulf lifestyle: Park Shore gets the edge.
- Lower-density established neighborhood with condo options: The Moorings becomes very compelling.
Which Is Better for Single-Family Homes?
This comparison gets much closer.
Both neighborhoods contain older homes, extensively renovated properties and spectacular new construction. However, their environments feel different.
Park Shore's single-family homes benefit from being close to Venetian Bay, Venetian Village and the energy surrounding the neighborhood's condominium corridor.
The Moorings generally feels quieter and more traditionally residential.
If I were describing them to a buyer in one sentence: Park Shore feels like living inside a luxury Naples destination. The Moorings feels like living in an established luxury Naples neighborhood.
Neither is inherently better. They're simply different versions of coastal Naples.
Is Park Shore More Walkable Than The Moorings?
For lifestyle-oriented walkability, Park Shore generally has the advantage, particularly for properties near Venetian Village.
The Village offers waterfront restaurants and upscale boutiques directly within the community, while Waterside Shops and other destinations are also nearby. The Village currently includes more than 45 shops and waterside restaurants.
The Moorings is more residential. Certain properties provide excellent walking or biking access to the beach and nearby destinations, but buyers shouldn't assume that every home in either neighborhood will provide a truly walkable lifestyle.
In Naples, the specific street matters.
Park Shore vs. The Moorings: Which Is More Expensive?
There isn't one simple answer.
Both are firmly within the Naples luxury market, and pricing changes considerably based on:
- Gulf-front vs. inland location
- Single-family home vs. condominium
- Waterfront and boating access
- Lot size
- Building age
- Renovation level
- New construction
- Floor and Gulf views in condominium buildings
Current market data can also be distorted by what happens to sell in a particular month, especially when comparing neighborhoods containing both condos and multimillion-dollar estates.
Instead of asking which neighborhood is more expensive overall, buyers should compare similar properties within each community.
A Gulf-front Park Shore penthouse, inland Moorings home and Moorings Bay estate are three completely different segments of the Naples market.
Who Should Choose Park Shore?
I'd put Park Shore near the top of the list for a buyer who wants:
- Luxury coastal living
- Gulf-front condominium options
- Private beach access opportunities
- Boating and Venetian Bay
- Waterfront dining and shopping nearby
- A more active resort-style environment
- Easy access to both central and north Naples
Park Shore works particularly well for buyers who want their surroundings to feel unmistakably like the Naples lifestyle they came here for.
Who Should Choose The Moorings?
I'd lean toward The Moorings for buyers prioritizing:
- Quiet residential streets
- Mature landscaping and established Naples character
- Single-family luxury homes
- Private beach access opportunities
- Boating and waterfront properties
- A neighborhood golf and country club option
- Convenient access to downtown Naples
- A slightly more understated environment
For buyers who love Old Naples but want a different housing selection or location, The Moorings can be especially attractive.
So, Is Park Shore or The Moorings Better?
Park Shore is generally the better fit for someone looking for a more amenity-driven coastal lifestyle, while The Moorings tends to appeal to buyers wanting a quieter, established residential environment.
But there isn't a universal winner.
That's one of the advantages of buying in this section of Naples. The neighborhoods are close geographically while offering noticeably different lifestyles.
Someone can fall in love with the Gulf-front towers and waterfront dining of Park Shore while another buyer drives a few minutes south and immediately prefers the shaded streets and residential character of The Moorings.
The best choice comes down to how you actually want to live in Naples.
